House Rules

By reserving and occupying a Lake Huron Cabin Rentals property, guests agree to follow these rules. They help protect the cabins, neighbors, shoreline, and every guest’s stay.

No parties Parties are not allowed. Occupancy limits and neighbor quiet enjoyment must be respected.
Quiet hours Quiet hours are between 10:30 PM and 7:00 AM.
Pets with rules Pets are welcome only when they comply with the pet rules. Granny’s Cabin is no-pets and allergy-friendly.
Check-in / check-out Check-in is 4:00 PM. Check-out is 10:00 AM. Purchased 2-hour extensions may apply.
No indoor smoking No smoking or vaping inside any cabin. Indoor evidence of smoking may result in charges.
Cabin care Report issues quickly, use appliances properly, bag trash, and leave the cabin in good condition.

Agreement to House Rules

By reserving and occupying the property, all guests acknowledge and agree to follow these House Rules. Failure to follow the rules may result in immediate removal from the property, forfeiture of payment, and liability for damages.

Accommodation

The guest is expected to return the cabin to the host in the condition it was received. The accommodation is privately owned. The host is not responsible for accidents, injuries, illness, loss of personal belongings, or valuables. By accepting the reservation, guests assume the risk of harm arising from use of the premises or from others invited to use the premises.

Access

Guests agree to allow access to the accommodation and property to the host and designated agents with 24 hours’ notice by telephone or in person. Agents may include plumbers, electricians, rental companies, pest inspection providers, and similar service providers. The host reserves the right to enter without notice in an emergency or report of illegal activity.

Appliances and furnishings

Use appliances only for their intended uses. Keep the property and furnishings in good order.

Guests and occupancy

People other than those in the reservation may not stay overnight in the cabin. Any other person in the cabin is the sole responsibility of the guest. Guests are financially responsible for damage caused by their visitors. Maximum occupancy may not be exceeded without written consent.

No subletting or business use

There is no subletting of the premises. The guest shall occupy and use the premises as a vacation rental only and may not use the premises for business, professional, unlawful, or hazardous purposes.

Check-in

Check-in time is 4:00 PM or after. If a 2-hour early check-in is purchased, check-in time is 2:00 PM or after. Upon arrival, familiarize yourself with your surroundings.

Check-out

Check-out time is 10:00 AM or before. If a 2-hour late check-out is purchased, check-out time is 12:00 PM or before.

  1. Leave used beds unmade.
  2. Leave the last day’s towels in the bathroom or hamper.
  3. Clean the grill if used during your stay.
  4. Load and start the dishwasher.
  5. Close and lock all windows and doors.
  6. Text us when you check out.

Housekeeping

Daily housekeeping is not included. Linens and bath towels are provided. Bring beach towels. Cabin towels and linens may not be taken outside. Guests are expected to perform normal household duties including garbage removal, cleaning dishes, and sweeping.

Trash

Trash should be bagged and placed in the outdoor trash can.

End of term

At the end of the stay, guests shall leave the premises clean and in good condition, remove all guest property, and repair unreasonable damages caused during the stay.

Pet-friendly cabins

Pets are welcome in pet-friendly cabins only when they comply with the pet rules. Granny’s Cabin is our no-pets, allergy-friendly option.

Pet fee

The pet fee is $80 per stay. Violation of any pet rule may result in immediate removal of guests and cancellation of the reservation without refund.

Pet rules

  • Pets must be on a leash at all times outside the cabin.
  • Pets may not be left inside the cabin alone at any time.
  • Barking or any noise disturbing neighbors is not permitted.
  • Pets are not allowed on furniture or beds.
  • Guests must remove pet hair before checkout. Additional cleaning fees may apply if hair is found on furniture or bedding.
  • Guests must clean up after pets outside.
  • Guests are financially responsible for damage caused by pets, inside or outside the property.
  • Pets must be licensed and current on shots.

Breed and size restrictions

Large dogs over 50 lbs, aggressive or poorly behaved dogs, and commonly restricted breeds known for aggressive behavior are not allowed. Examples include, but are not limited to, Pit Bulls, Rottweilers, Dobermans, German Shepherds, and similar breeds. Reach out before booking if you need clarification.

Neighbors

Be considerate of neighbors at all times, including no trespassing on neighboring property.

Noise

Guests and visitors may not violate the quiet enjoyment and privacy of surrounding neighbors. Noise must be kept at a reasonable level and may not disturb neighbors or the general public.

Quiet hours are between 10:30 PM and 7:00 AM.

Parties

No parties are allowed.

Parking

Vehicles must be parked in designated parking areas only. Illegally parked cars may be towed, and applicable fines or towing fees are the sole responsibility of the vehicle owner.

No indoor smoking or vaping

All cabins are non-smoking and non-vaping indoors. Evidence of indoor smoking or vaping may result in a $100 charge and the nightly rent for future nights the cabin cannot be rented, plus additional costs incurred to accommodate displaced guests.

Illegal drugs and activity

Illegal drugs are not allowed on the property under any circumstances. Possession or use of illegal substances is grounds for immediate eviction and forfeiture of payment.

Packages and mail

Guests may not order mail or packages to the property for privacy reasons. If a delivery is attempted, it may be rejected, and the host is not responsible for its whereabouts.

Fireplace

Do not throw paper or other combustible materials in the fireplace.

Broken items or maintenance

Call or text right away if something breaks, is not working, or needs attention. We need the opportunity to fix what needs attention during your stay.

Repairs

The host must be notified immediately if you discover any item that needs attention.

Maintenance

Major systems such as air conditioning, washers, dryers, refrigerators, and other products may break down from time to time. The host will attempt to repair problems as soon as possible after notice from the guest.

Guest liability

Guests may be responsible and liable to the host for damages or loss caused by the guest or their visitors.

Hold harmless and indemnity

The host shall not be liable for damages or injury to guests, visitors, or personal property due to guest acts, actions, or neglect. Guests agree to hold the host harmless against claims for damage or injury due to guest acts or neglect, or visitors’ acts or neglect.

Breach of agreement

Failure to comply with the rules may result in immediate removal from the home and forfeiture of rental payments. If a guest fails to vacate at the end of the rental period, the guest may be charged and liable to the host for $500 per day past the date and time specified in the reservation.

Safety

Guests are responsible for the safety of themselves, visitors, and children around natural or manmade conditions on the property. There is no lifeguard, and supervision is the guest’s responsibility.

Water and septic

The cabin uses well and septic systems. Do not flush anything other than toilet paper. It is common for well water to leave hard-water staining on sinks, tubs, or showers.

Wildlife and insects

Keep doors and screens closed because wildlife, bugs, and insects are present in rural areas. Mayfly season is usually about two weeks out of the year.

Weather and acts of God

The host is not responsible for weather conditions, acts of God, or acts of nature that happen during a guest’s stay, and no refunds will be made for those conditions.

Travel insurance

Cancel-for-any-reason travel insurance is recommended. The cancellation policy will not issue refunds for cancellations, including but not limited to cancellations due to weather-related issues.

Unforeseen conditions

If unforeseen conditions or problems with the property arise before or during the stay, the host reserves the right to either refund the guest’s payment prorated or place the guest in a comparable house with similar amenities and bedroom count. Examples may include storms, vandalism, flood, or similar events.

Reservations

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in.

Laws and venue

The laws of the State of Michigan apply to all terms under this agreement. The proper venue for any dispute resulting from execution of this agreement is Arenac County, Michigan. This lease shall not be recorded in the County Clerk’s office.

Other property owners

The host is not responsible for actions of other property owners.

Written exceptions

Any exceptions to these policies must be approved in writing in advance by the host.
